Navigate Due Diligence

At this crucial stage, we'll leverage every negotiation tool in our arsenal to arrive at terms that both you and the buyer can agree on. Once an offer that meets your goals is presented and accepted, you will receive a non-refundable DD deposit from the buyer, and the contract moves into due diligence; the buyer's team will perform all inspections, review documents, and finish processing and approving the loan. Any negotiations between the parties based on inspection findings should be finalized by the end of the DD perio

Closing Day

The Final Stage

As closing day approaches, our team will coordinate all final details with the attorney, buyer's agent, buyer's lender, and any other relevant parties to ensure everything stays on track. We will be working with you to make sure everything is in place for a smooth and successful closing day. You will need to "wet sign" closing documents with a notary; whereas this step traditionally happened on closing day, the sellers now typically perform this step in the week before closing. You'll review and e-sign the final closing documents with your agent, and on closing day, once all documents have been signed and reviewed and all funds received by the attorney, the new deed is submitted to the Register of Deeds for recording. The recorded deed means that ownership transfer is complete; you can relax knowing every step was managed with professionalism and care.
