Before house hunting begins, it's important to know what you can afford. If you do not plan to pay with cash, we recommend working with a trusted local lender who can help you choose the right loan, get pre-approved and set a realistic budget. We have a list of excellent local lenders that we are happy to recommend.
Once you've chosen your agent, you'll sign a buyer's agency agreement. This is a standard (and required) contract that outlines how your agent will guide you through everything from searching to negotiating to closing. It also outlines how the agent is paid, especially in situations where a seller isn't willing to pay buyer agency compensation.
Now for the fun part-house hunting! We'll help you narrow down your must-haves, nice-to-haves, and everything in between. We'll help you clarify your home search, schedule tours, and walk through homes with you so you can explore your options confidently.
Found the one! We will work with you to craft a competitive offer and make sure your preapproval letter or proof of funds are in place. Your offer includes more than just a purchase price; it will include negotiable terms such as deposit amounts, deadlines and other items, which we will strategically combine to help you create a winning offer
Once the seller accepts your offer, the process kicks into gear. You'll pay a due diligence deposit directly to the seller and the earnest money deposit to the closing attorney and confirm with your lender that you're officially under contract. We'll help coordinate inspections and work closely with your lender, attorney, inspectors and other vendors. The DD period is your chance to learn everything you can about the home; together, we will review inspection findings, call in specialists to further investigate, and craft a strategy for how to move forward.
As of 5pm on the last day of the DD period, your earnest money becomes non-refundable, and the team pushes full-steam ahead toward closing! You'll finalize any remaining requests from your lender, coordinate your homeowners insurance policy, set up utilities and review your estimated closing costs. A day or two before closing, you'll wire the final amount due to the attorney.
The big day is here! We'll do a final walk through to make sure that everything looks good. Then, it's time to sign the paperwork- don't forget your ID! Once the new deed is officially recorded, the house-and the keys-are yours!
