The very first step to buying a home is connecting with a lender to get pre-approved. Our team highly recommends a great local lender. There is so much value in being able to go meet in person with your lender and having them there for you every step of the way. After identifying and setting aside funds, you should begin to plan your finances and set a budget for your new home.

Interview and Select a Buyers Agent

With your buyers agent of choice, you should review the buying process. It is key to understand what to expect throughout the process. You will also need to review and sign agency paperwork. Our team finds it valuable to walk through the paperwork together in order to have a deep understanding of what agency relationships looks like.

Clarify Your Priorities & Begin the Search

Now for the fun part! We’ll walk you through the funnel process, an exercise to determine your wants, needs, and whys. We find it imperative to understand the "why's" behind your wants and needs, in order to uncover the things that are most important to you. After funneling, we set up a home search fit to your criteria. Together, we will preview and tour the homes of your choosing! 

Making an Offer

Prepare & Present a Winning Offer

You’ve found “the one” and you’re ready to make an offer! First we will consult with your lender to get a pre-approval letter & ready proof of funds. After researching any additional information about the home, we will craft a strategic offer to win!

Offer Acceptance

Contract Accepted! Due Diligence Begins

Once your offer is accepted, you will write and deliver the due diligence and earnest money deposit checks. We will send contract docs to your lender and attorney, and title insurance should be requested. When the due diligence period begins, we may begin inspections (home, pest, radon, etc.). After the inspections are performed, we will review the findings. Estimates will be gathered for any repairs in order to negotiate any necessary repairs or concessions.

Due Diligence Ends

EMD Becomes Non-Refundable

Before the end of the due diligence period you will decide whether or not to move forward with the transaction. The earnest money deposit becomes non-refundable at 5pm on the day that due diligence ends. If you decide to move forward, we will review preliminary closing costs 3 days prior to closing. This will also be the time to confirm homeowners insurance and set up utilities in your name. 

It's Closing Day!

Congratulate Yourself on Your New Home!

A few days prior to closing, we will conduct a final walk-through. It's closing day! Be sure to bring your ID. After signing, the new deed will be recorded at the local register of deeds. Then, the keys are yours and we’ll celebrate your new home!
